Guest Agreement & Property Guidelines

Welcome to Lo De Abode.

We look forward to hosting you and providing a peaceful, thoughtfully curated stay. As a boutique property, each reservation is carefully prepared and held exclusively for our guests. These standards allow us to maintain the comfort, quality, and atmosphere that make Lo De Abode so special.

Payment Terms

To secure your reservation, a 50% Reservation Deposit is required at the time of booking. Your selected dates are not confirmed until the deposit has been received.

The remaining balance is due 21 days prior to arrival. For reservations made within 21 days of arrival, full payment is required at the time of booking.

Cancellation Policy

We understand that plans sometimes change, and we aim to be as fair as possible while protecting the integrity of each reservation.

Cancellations made 30 days or more prior to arrival will receive a full refund of the Reservation Deposit.

Cancellations made within 30 days of arrival are subject to the following terms:

• 21–29 days prior: 40% of the total stay will be retained
• 14–20 days prior: 60% retained
• 7–13 days prior: 80% retained
• 6 days or fewer prior: 90% retained
• 48 hours or less prior to arrival: 100% of the total stay retained

No-shows will be charged the full amount of the reservation.

Early departures are non-refundable.

Damage Deposit

A $250 Damage Deposit is required and will be collected 7 days prior to arrival.

This deposit is fully refundable within 7 days of checkout, provided the property is left in the condition in which it was found, and all Guest Guidelines have been respected.

The following conditions must be met for a full refund:

• No damage to the unit or its contents beyond normal wear and tear
• All keys returned (lost keys incur a $100 replacement fee)
• Maximum occupancy limits are observed (Lower suites 2 guests, Upper Suites 3 guests, House 4 Guests)
• No non-paying or unregistered guests on the property at any time
• All beach and shared amenities returned
• No contamination of the pool requiring draining or treatment (a $500 service fee will apply if necessary)
• All incidental charges incurred during the stay are paid prior to departure

Should any damage or policy violations occur, applicable charges will be deducted from the Damage Deposit.

Pool Rules

  • Pool Hours: 8:00 AM – 8:00 PM

  • Safety: Use the pool at your own risk. There is no lifeguard on duty.

  • No Diving or Jumping in the pool.

  • Glassware: Glass is not allowed in the pool area. Please use plastic cups provided.

  • Alcohol: Please consume alcohol responsibly. Excessive drinking while using the pool is prohibited.

  • Nudity: No nudity in the pool or common areas.

  • Please shower before entering the pool.

  • No sand in the pool.

  • After Dark: Be extra cautious around the pool after dark. Use well-lit walkways when leaving or accessing your unit.

  • No contamination of the pool requiring draining or treatment (a $500 service fee will apply if necessary)
    Please do not enter the pool if the pool robot cleaner is cleaning the pool. This is an electronic device. 

  • If you are not actively using the lounge chairs in the pool area, please do not leave your towels or items on them so others can utilize them.

  • Whether you’re returning to your suite after a swim or walking through the courtyard, please take care with your footing. The tile flooring throughout the property can be slippery when wet.

Quiet Hours

10:00 PM – 7:00 AM: Please keep noise levels to a minimum during these hours to ensure a peaceful environment for all guests.

Smoking

Smoking is not permitted on the property. Please use designated smoking areas outside and dispose of finished cigarette responsibly.

Check-In / Check-Out

Check-In Time: 3:00 PM

Check-Out Time: 10:00 AM – 11:00 AM

Early check-in or late check-out requests must be made in advance and are subject to availability. Unauthorized late check-outs may incur an additional charge. Please note, during high season early check-in is not available.

Property Use Rules

Non-paying / Unregistered Guests: Non-paying / Unregistered guests are not permitted on the property at any time. For the security of all guests please do not give out gate lock codes.

Tap Water

Please do not drink the tap water. There is one complimentary jug of water supplied in each room. Please drink from these water jugs or purchase drinkable water from a grocery store.

Solar Hot Water

Our water is heated by a low-pressure solar hot water system, which is very common in coastal Mexican towns. As a result, water pressure may be lower than what you’re accustomed to, and it can take a few minutes for the water to warm up when turning on the tap or shower. For the best hot water experience, we recommend showering after the sun has been out—typically in the late afternoon.

Mid-Stay Cleaning, Towels & Linens

For stays longer than 14 days, a mandatory mid-stay cleaning is required every two weeks. This helps us refresh the suite and ensure everything continues to operate smoothly throughout your stay. The fee for this service is the same as the standard end-of-stay cleaning fee, and we’ll always coordinate the timing with you in advance to minimize disruption.

A starter set of towels and linens is provided at the beginning of your stay. As part of the scheduled mid-stay cleaning, towels and linens will be refreshed.

If additional towels are needed outside of the scheduled cleaning, they are available upon request for a $15 service fee, which covers laundering and staff time.

Footwear: To help keep our shared spaces clean and comfortable for everyone, we kindly ask that outdoor footwear or street shoes be removed before entering the courtyard. Please switch to clean indoor shoes, slides, or flip-flops when in the courtyard and pool area.

This helps prevent bringing dirt or other unwanted debris from the street into spaces where guests often walk barefoot.

Pets: No pets are allowed. Service dogs are welcome with prior notice and valid certification.

Parking: There is parking available on the street near the gate entrance. Please do not block any of the gate(s) access. These areas are for temporary loading and unloading only. If you see a sign that says “No Estacione” it means No Parking.

Maximum Occupancy Reminder:

  • Lower suites: 2 guests

  • Upper suites: 3 guests

  • House – maximum 4 guests

Trash Disposal: Please dispose of trash in the designated garbage area at the front of the property. Trash collection is usually on Monday and Wednesday, but this can vary. Do not leave trash in common areas or outside your suite. Please take trash and recycling out daily.

Wi-Fi: Suites Wi-Fi runs on a Deco Home Mesh system. Around the courtyard (near the lower suites) and inside some of the upper suites, you’ll see white cylinder-shaped Wi-FiI extenders. These are not cameras or microphones – they simply boost the Wi-Fi signal throughout the property. We have guests who work from the property, these extenders provide fast, reliable Wi-Fi. Please DO NOT move, disable, or dismount them. Please use the Wi-Fi responsibly – do not download or stream illegal or inappropriate content. It is prohibited. Excessive usage may result in additional charges.

House Wi-Fi: Please leave the Wi-Fi modem/gateway in place and plugged in – it’s what keeps the internet running for the house.

Animals: Lo De Marcos is a vibrant town where animals are a natural part of the environment. Many local dogs roam freely and are not kept on leashes. If you encounter an unfamiliar animal, please do not touch or approach it. We are not responsible for any bites or injuries that may occur on or off the Lo De Abode property.

If you enjoy swimming or spending time at the beach, the ocean is generally safe, but it’s important to remain aware of your surroundings and follow any posted warnings or beach flags. Potentially harmful marine life may include jellyfish, stingrays, sea urchins, and occasionally crocodiles in estuaries near the beach. Encounters with dangerous sharks are extremely rare, and the whales that frequent the area are harmless to swimmers.

The ocean can sometimes appear calm, but conditions can change quickly. Please stay mindful of high surf and strong waves, which may occur from time to time. Always use caution when swimming or entering the water.

Please do not climb ladders or try to enter areas that are off limits to guests, on the property.

Please treat all Lo De Abode staff with kindness and respect.

Plumbing & Septic Care (Important)

Like many coastal towns in Mexico, Lo de Marcos has a well-maintained but sensitive septic and plumbing system. Waste from the property is treated locally at a wastewater treatment facility, which plays an important role in protecting the surrounding environment, including the beach and ocean.

To help ensure this system continues to function properly and sustainably, we kindly ask for your cooperation with the following guidelines:

Toilets – Flush Natural Waste Only
Please flush human waste only.
Do not flush:

  • Toilet paper or tissue

  • Paper towels

  • Baby wipes or “flushable” wipes

  • Dental floss

  • Feminine hygiene products

  • Any other items

A waste bin is provided next to each toilet for paper and hygiene items. This is standard practice in the area and helps prevent damage to the septic system and treatment process.

Sinks & Drains
Please do not dispose of the following in sinks or drains:

  • Coffee grounds

  • Food scraps

  • Grease or cooking oils

  • General household waste

There are no garburators. Grease and oils should be poured into a container (such as a can or jar) and placed in the trash once cooled.

Recycling
Large wire recycling baskets for plastic bottles are located at the end of our street and on many streets throughout town. Guests are welcome to place plastic bottles in these baskets to support local recycling efforts.

Parties & Events

Parties or events are not permitted unless specifically registered at the time of booking.

Laundry

There are no public laundry facilities on the property. However, there are laundry services available within a 3-5-minute walking distance.

Respect for Other Guests

Please be considerate of others, especially in shared spaces. Keep noise levels down after 10:00 PM, and refrain from using personal speakers in common areas. Please use earbuds or headphones.

Safety & Security

Property Access Information: You will receive the property address 48 hours prior to your check-in. You will receive the property access codes, and lockbox details at the time of check-in.

Suites - Property Access: Guests staying in the suites should enter the property through the gate located on the far-right side of the property. This gate is equipped with a black keyless push-button lock. Please ensure the gate is securely closed and locked each time you enter or exit. Do not share this code with anyone.

Suite Keys: Located in a lockbox beside your private entry. Please keep the key to your suite in the provided lockbox for safekeeping (especially if you’re heading to the beach). There is a $150 fee for lost keys.

House - Property Access: There are four gates providing access to the property. If you are staying in the house, your designated entry is the third gate from the right, which is the gate located in the center of the property and directly in front of the front door to the house. This gate is equipped with a black keyless push-button lock. Please ensure the gate is securely closed and locked each time you enter or exit the property.

House - Front Door Access: There is a silver keyless push-button lock to unlock the front door. You will be given this code at the time of check-in. Please make sure the door is closed tightly when you leave the house, so the lock is activated.

Security Cameras: For your safety and security of all guests, there are 3 security cameras. Two are mounted near the entrance / exit of the property. The other is mounted facing the courtyard. There are no cameras inside the suites. Please do not touch the cameras.

Cleanliness & Care + Check Out:

Additional room cleaning may be arranged upon request for an additional fee. Please contact Abode@lodeabode.com 24 hours prior to cleaning to schedule and confirm availability.

Mandatory Mid-Stay Cleaning (Stays Over 14 Nights)
For stays longer than two (2) weeks, a mid-stay cleaning is required. This allows us to refresh the suite and take care of routine upkeep, so everything continues to run smoothly during your stay.

As part of this service, linens and sheets will be replaced, helping keep the space comfortable throughout longer visits. The cleaning fee for this service is the same as the standard end-of-stay cleaning fee.

We’ll always coordinate the timing with you in advance to ensure the cleaning is scheduled at a convenient time and causes minimal disruption to your stay.

Clean-Up: Please leave your unit tidy before check-out. Wash, dry, and put away any dishes and utensils. Strip the beds and leave used towels in the shower.

Damages: Any accidental damage or damage to the property due to neglect or improper behavior will be deducted from your damage deposit. If repair costs exceed the deposit, the guest agrees to cover the full cost of repairs.

Air Conditioning: Please conserve energy while you are not in the unit by turning the AC and lights off when you’re not in the unit.

Liability
All persons renting or visiting Lo De Abode agree to assume full responsibility and all risks associated with the use of the property and its facilities. The owners of Lo De Abode are not liable for any illness, accident, injury, or death sustained by guests or visitors on or off the property during their stay. Lo De Abode is not responsible for the loss, theft, or damage of personal belongings or valuables at any time.

Guests are expected to exercise caution, follow all posted safety guidelines, and use the property and amenities responsibly.

Governing Law
As Lo De Abode operates in Mexico, all rentals and related matters are subject to Mexican law. Any disputes or claims that may arise will be handled in accordance with the laws and regulations of Mexico.
